What data we collect

We only collect the data you choose to send us (name, phone, email, message) when you contact us via the form, WhatsApp or phone, plus the anonymous visit statistics described below.

Visit statistics and cookies

The website sets no cookies and uses no profiling or advertising tools (such as Google Analytics or Meta Pixel). To know how many people visit it and which pages they read, we use Vercel Web Analytics, the statistics service of our hosting provider Vercel Inc.: it collects pages viewed, referring site, country and device type in aggregated form, stores nothing in your browser and uses a temporary code deleted within 24 hours that cannot identify you. Legal basis: our legitimate interest in improving the site. No consent is required for these anonymous statistics.

Why we use it

To reply to your enquiry and, if you ask us to, to propose suitable properties and services. We do not share your data with third parties for marketing purposes. For transactions in Malta, data may be shared with our partner Mediterranean Group Ltd, only to the extent necessary.

Third-party services

The contact form opens WhatsApp (Meta Platforms): the message is sent from your device. The maps on property pages are provided by OpenStreetMap and only load if you open the “Location” tab.

Your rights

You can request access to, correction or deletion of your data at any time by contacting us at the details above, and you can lodge a complaint with the Italian Data Protection Authority (Garante per la protezione dei dati personali).
