Frequently asked
questions.
The most common questions from people considering buying a property in Malta for the first time.
Can a foreign citizen buy property in Malta?
Yes. The rules depend on citizenship: EU citizens generally have more freedom, while non-EU citizens often need an AIP (Acquisition of Immovable Property) permit, with exceptions such as Special Designated Areas. We always recommend checking with a local lawyer before proceeding.
Do I need a notary and a lawyer to buy?
Yes. Buying property in Malta requires a Maltese notary; it is also advisable to be assisted by an independent lawyer who protects your interests during negotiation and completion.
Can I get a mortgage in Malta as a non-resident?
Yes, through local or international banks operating on the island. Terms (loan amount, rates, required documents) vary case by case, so check your specific situation with the lender.
What are the buying costs on top of the property price?
They typically include stamp duty, notary fees and any legal fees. The exact percentages depend on the type of property and the buyer’s situation, and should always be checked with a professional at the time of purchase.
Do I need to be resident in Malta to buy a home?
No, residency is not required to buy property in Malta.
How long does the buying process take, from offer to completion?
Timing depends on how complex the purchase is (mortgage, AIP permits if applicable, legal checks). It is something to plan with your adviser from the early stages.
Are there annual property taxes in Malta?
No: Malta has no annual tax on property ownership, nor municipal or waste taxes linked to your home. Your overall tax position still depends on your circumstances and should be checked with an adviser.
Do I need special documents to travel to Malta?
No. Malta is part of the Schengen area: EU citizens only need an identity card or passport.
How much does it cost to buy a home in Malta?
Prices start at roughly €140,000–160,000 for small apartments in less touristy areas or properties to renovate. With €220,000–260,000 you can find one-bedroom or new apartments in sought-after areas such as Qawra, Bugibba and St. Paul’s Bay. Newer or sea-view properties can easily exceed these figures.
What rental income can I expect?
As a guide, rents start at €900–1,000 a month for small apartments in less central areas; in the most popular locations or for high-end properties, rents can exceed €2,500–3,000 a month.
How do I get to Malta?
There are direct flights from many European airports, some of them daily: about 1h–1h25 from Rome, 1h45 from Milan and under 40 minutes from Sicily.
